Average Square Footage of a House in the US: Census Data and How to Measure Yours
The median new single-family house completed in the US in 2025 had 2,142 square feet of finished floor area, and the average was 2,378 square feet, according to the U.S. Census Bureau. Those figures describe new construction, not every home.
What is the average size of a new house?
The Census Bureau publishes the size of new single-family houses every year in its Characteristics of New Housing tables, which come from the Survey of Construction. For houses completed in 2025, the national figures are:
| Measure | Square feet |
|---|---|
| Median | 2,142 |
| Average (mean) | 2,378 |
The median is the middle house: half were smaller and half were larger. The average is pulled up by a smaller number of very large houses, which is why it sits 236 sq ft (about 11%) above the median. For houses sold rather than completed, the Census Bureau reports a 2025 median of 2,194 square feet. The completed-house table includes houses built for rent.
How has house size changed?
The same Census table runs from 1973 to 2025. In 1973 the median was 1,525 sq ft and the average 1,660 sq ft. Both rose for most of the following four decades and reached their highest values in the series in 2015, at a median of 2,467 sq ft and an average of 2,687 sq ft. Since then they have fallen. The 2025 median is 325 sq ft (13%) below 2015 but still 617 sq ft (40%) above 1973.
| Year | Median sq ft | Average sq ft |
|---|---|---|
| 1975 | 1,535 | 1,645 |
| 1985 | 1,605 | 1,785 |
| 1995 | 1,920 | 2,095 |
| 2005 | 2,227 | 2,434 |
| 2015 | 2,467 | 2,687 |
| 2024 | 2,146 | 2,364 |
| 2025 | 2,142 | 2,378 |
The Census Bureau notes that estimates before 1999 are rounded to the nearest 5 square feet. All figures are sample-survey estimates, so they carry sampling error.
Size by region
New houses differ by region. These are the 2025 Census figures for completed single-family houses:
| Region | Median sq ft | Average sq ft |
|---|---|---|
| Northeast | 2,459 | 2,644 |
| Midwest | 1,969 | 2,240 |
| South | 2,162 | 2,396 |
| West | 2,090 | 2,336 |
| United States | 2,142 | 2,378 |
The Census Bureau lists a relative standard error of 5% for the Northeast median, against 2% for the national median, so the regional numbers are less precise than the national ones.
How many houses are small or large?
An average hides the spread. In 2025 the Census Bureau counted about 1,005 thousand completed single-family houses and sorted them by floor area:
| Floor area | Houses (thousands) | Share |
|---|---|---|
| Under 1,400 sq ft | 107 | 11% |
| 1,400 to 1,799 sq ft | 209 | 21% |
| 1,800 to 2,399 sq ft | 302 | 30% |
| 2,400 to 2,999 sq ft | 182 | 18% |
| 3,000 to 3,999 sq ft | 135 | 13% |
| 4,000 sq ft or more | 70 | 7% |
Adding the first three rows, 618 thousand of the 1,005 thousand houses, about three in five, were under 2,400 sq ft. Shares are rounded and computed by the Census Bureau from unrounded counts.
What counts as square footage?
For these statistics the Census Bureau defines floor area as all completely finished floor space, including space in basements and attics, with finished walls, floors and ceilings. It does not include a garage, carport, porch, unfinished attic or utility room, or any unfinished area of the basement. A house counts as completed when all finished flooring has been installed.
Listings, appraisals and builders do not always follow the same rule. Some include or exclude finished basements, some measure to the outside of the walls and some to the inside, and a garage is usually listed separately. When you compare a house to a published average, check how each number was measured.
How to compare your own house
Measure the finished floor area on each level, then add the levels. For each room, multiply length by width in feet, as described in how to calculate square feet. Leave out the garage and any unfinished space to match the Census definition.
Example. A two-story house has 1,150 sq ft of finished space on the main floor and 980 sq ft upstairs. It also has a 440 sq ft garage and an unfinished basement.
- Finished floor area: 1,150 + 980 = 2,130 sq ft
- Against the 2025 median of 2,142 sq ft: 12 sq ft smaller (0.6%)
- Against the 2025 average of 2,378 sq ft: 248 sq ft smaller (10.4%)
- If the garage were added, the total would be 2,130 + 440 = 2,570 sq ft, which would look 192 sq ft larger than the average without any extra living space.
Add rooms, hallways and each level in feet and inches, and get the combined area in square feet, square yards, square meters and acres.
What these numbers do not tell you
- New homes only. The figures cover houses completed in a given year. They are not the average of all homes, and older homes can differ. This guide does not quote an average for existing homes.
- Single-family houses. Apartments, townhouse units and other building types are measured separately. The Census Bureau reports multifamily units on their own: in 2025 the median was 1,000 sq ft for units built for rent and 1,170 sq ft for units built for sale.
- No room sizes. The tables used here give whole-house floor area. They do not give an average bedroom or living room, so no room averages are quoted. For ideas of room dimensions, see the room-size examples in square feet to square yards.
- No price or quality. Floor area does not show ceiling height, layout or condition.
- Not a design tool. BuildLumi estimates quantities and areas only. It does not size structure, and it does not replace a measured survey or appraisal.
Questions people ask
What is the average square footage of a house in the US?
For new single-family houses completed in 2025, the Census Bureau reports a median of 2,142 sq ft and an average of 2,378 sq ft. These figures describe new construction, and the average for all existing homes is not covered here.
What is the difference between median and average house size?
The median is the middle value: half of the houses are smaller. The average adds every house and divides by the count, so a few very large houses raise it. In 2025 the average was 236 sq ft above the median.
Are houses getting bigger?
Over the long run, yes: the median rose from 1,525 sq ft in 1973 to 2,467 sq ft in 2015. Since 2015 it has declined, reaching 2,142 sq ft in 2025.
Does house square footage include the garage or basement?
Not in the Census definition. It counts finished space only, including finished basements and attics, and leaves out garages, carports, porches and unfinished areas. Listings may follow different rules, so check how a figure was measured.
How big is the average bedroom?
The Census tables used for this guide report whole-house floor area, not room sizes, so there is no bedroom average here. To size a room, multiply its length by its width in feet.
